JTC's Bulim Square obtains TOP, slated for full completion in 2025

JTC’s Bulim Square, a cutting-edge industrial mixed-use hub in Singapore's Jurong Innovation District (JID), has obtained its Temporary Occupation Permit (TOP), bringing it one step closer to full completion. 

A project that SAA Architects began work on 8 years ago as design and project architect, the development will elevate and empower the industrial sector and advanced manufacturing ecosystem with its innovative layout and features. It comprises four blocks of industrial factory space linked on the second level through a mobility deck, nestled in the 150ha Bulim precinct. 

With the manufacturing industry accounting for a significant portion of Singapore’s carbon emissions, sustainability was a key consideration of the project. Improving walkability of the development through the introduction of a district-wide sky corridor and grade-separated traffic are design features meant to reduce transport emissions and promote an active lifestyle. The introduction of greenery into the development also refreshes the typically sterile appearance of industrial spaces.

To foster knowledge sharing and collaborative innovation, the development is also designed as a one-stop campus that integrates industries and houses the entire range of tenant functions, ranging from research and development to manufacturing and distribution. The four industrial factory blocks are connected by a mobility deck at level 2; facilities such as a welcome centre, meeting rooms, F&B spots, and an outdoor event plaza combine to facilitate knowledge sharing, networking, and partnerships. 

Built to facilitate industrial activity, Bulim Square's high ceilings and floors withstand industrial-type loads. The central services tunnel, connecting the four blocks in the basement, efficiently provides utilities to Bulim Square and the nearby plots. The tunnel also streamlines logistics with shared loading and unloading bays and connections which connect automated goods vehicles to other plots. 

Infrastructure work on Phases 1 and 2 of the larger Bulim precinct, in which SJ and SAA are respectively involved, is currently underway. This sprawling space is designed to transform the way that residents work, live, play, learn, and create.
